Welcome to Lost Diamond Ranch ! After 16 years of living on this wonderful piece of God's country, it's time to retire.

Purchased in 1991, we built a horse barn with an indoor arena, a 1600sf barn apartment with a loft, and proceeded to breed and board horses. In 1996 we purchased a Silvercrest modular home, wrapped a beautiful deck around the south side, added a pool and the place was complete !
Lost Diamond Ranch is a non-dividable 40 acre gorgeous and secluded spot of heaven. Surrounded by woods, about 8 acres of it is manicured in a country park like fashion, including the approx. 1/2 mile trail. There are 3 large gardens...... 2 of which are completely fenced to keep the deer and bunnies out ! Directly across from the largest garden is a 20' x 40' [ about ] greenhouse to start all those yummy veggies and beautiful flowers. [ I also grow lettuce / spinach / and strawberries throughout the year, IN there. ]
The ranch also includes an approx. 750sf almost new upstairs barn apartment. Passed by the "Measure 37" county and state requirements, it is a legal " Accessory Farm Dwelling " for your full time help.
Lost Diamond Ranch is about 5 miles from the quaint but rapidly growing city of Sandy. Located about 40 minutes from Mt.Hood, it's about the same to Portland heading the opposite direction. In the summer you're surrounded by the lush greenery of the trees, and in the winter, some of those drop their leaves to sport views of Goat Mt. and the snowy foothills to the east.
With the price of alder and fir trees being closely comparable, the lower 20 + acres is a wealth of future [ 10-15 years ] money !
Here are just some of the " particulars"
1] Home: 2600sf -immaculate- 3 bedrooms with "bonus" room off master, 2 full baths, living room and family room [with woodstove ] and huge kitchen over looking deck and pool to the back yard. New roof and paint, 14' x 18' attached dog kennel off the utility room, 16' above ground pool and freshly stained deck. Turn key ready.....
2] Barn: 8 stalls[ 12x12 matted ] with attached paddocks/pastures. [ stalls are presently opened up into "doubles".] Also a 16' x 18' unmatted side stall for extra foaling or that arthritic horse that has trouble getting up with mats. Tack lockers, a couple hay storage floors, and a bin for at least a 3 unit load of shavings! Off the arena and under the new apartment is a small bathroom and more storage areas..... some concrete and some gravel surfaces. Off but attached to the main barn is a 30' x 70 "shop." Half of it is a "finished type fancy shop" complete with carpet and counters and cabinets etc.....and a loft [ that looks into the arena ! ] I use for my stained glass business. 3] Small barn/ lean-to down by the home...it's open to the east and is 12' x 24' with an attached pasture.
4] The pastures are all fenced and cross fenced with mostly field fencing on the perimeter and wood and/or four strands of hotwire throughout the paddocks and pastures. There is an approx. 90' diameter wood fenced corral across from the barn area too..... since I quit boarding last year, this is now one of the large gardens. If you prefer, till it up and either plant it or keep it in dirt to work the horses.
There are 33 pin oak trees we planted along the way and are now all about 20 to 30 feet tall. The place also has numerous rhody's and fun little flower strips along the roadways and paths and I'm trying to keep the "yard art" to a minimum....all the antiques go with me though! Of course I have a tractor with implements and a riding mower [ both Kubotas ] and may be included in the deal.
Taxes are always around $3700....the place is in Farm Deferral....and the Farm Management Plan is Horse Boarding and Breeding...which it must be kept in for the deferral. [ saves you in taxes ]
